    Commercial Real Estate Lender

    Develop expertise in commercial real estate lending and credit evaluation.

    This Learning Path equips Commercial Real Estate (CRE) lenders with the credit and underwriting skills required to consistently originate, structure, and recommend sound income-property loans. The curriculum is built around the full CRE credit decision: finding and sizing lending opportunities, evaluating the borrower and guarantor, and assessing collateral value and performance as sources of repayment; so the final recommendation is both analytically defensible and aligned with institutional standards.

    Learners develop the practical ability to connect property economics to repayment capacity. They will gain a working understanding of cap rates and MAI appraisal valuations, learn to build and interpret NOI projections, and complete breakeven analysis to determine how much debt a property's cash flow can truly support. From there, the path reinforces disciplined underwriting: applying underwriting standards, identifying the most likely repayment risks, and selecting the covenants that mitigate those risks and protect the bank across changing market conditions and borrower performance cycles.

    This Learning Path is designed for CRE Lenders who will be active in underwriting their own loans. For Business Bankers who participate meaningfully in CRE lending, the sessions unique to this path, round out training by: deepening property-level analysis, strengthening credit write-ups, and improving consistency in how repayment sources and risk are framed.

    Recommended prerequisites: UCA Cash Flow and Tax sessions (3 courses) that are part of the C&I Analyst curriculum (or demonstrated competency in those areas). This ensures learners can fully engage with borrower and guarantor analysis while focusing on the specialized demands of CRE underwriting.

    Certification

    Upon successful completion of this Learning Path, the employee will be eligible to receive a Commerical Real Estate Lender Certificate of Mastery.
