    The Learning Path for a Construction Lender focuses on the skills required to underwrite and manage credit exposure to contractors and their related entities—a borrower type where financial reporting can be complex, cash flow can be uneven, and repayment support is often spread across operating companies, affiliates, and personally held assets. Success in this role depends on the ability to identify where cash is truly generated, where it is used, and how risk can be controlled through structure, documentation, and covenants.

    The Primary Learning Path equips Construction Lenders to evaluate contractors and their related entities with a credit lens that connects operating performance to the broader balance-sheet realities of the relationship. Because many contractor relationships include entities that own income-producing real estate, the curriculum intentionally includes a strong foundation in commercial real estate (CRE) analysis. Learners develop the ability to assess repayment sources across the relationship, interpret property performance and valuation drivers, and apply underwriting steps that lead to consistent, defensible credit recommendations.

    The Secondary Learning Path is designed for Construction Lenders who lack familiarity with analyzing Federal Tax Returns for the obligor or guarantors. This path strengthens the ability to use tax evidence to confirm—or challenge—reported performance and to understand borrower and guarantor cash generation when accrual statements are incomplete or misleading. The emphasis on UCA cash flow analysis and EBITDA as a measure of debt capacity ensures lenders can translate financial information into clear conclusions about repayment ability, leverage, and risk.

    Certification

    Upon successful completion of this Learning Path, the employee will be eligible to receive a Construction Lender Certificate of Mastery.
