In this eight-exercise self-study course, participants examine the content and purpose of the appraisal report. They explore the derivation of the capitalization rate and review its role in estimating market value of an income producing property. In addition, they review the benefits and limitations of the sales comparison and income capitalization approaches for estimating market value. Participants address the application of underwriting standards to a proposed real estate transaction. Further, they examine the investor's decision criteria and the components of a required rate of return. Finally, they review the relevant documentation necessary to assure a lender's unimpaired access to a) the property and b) the property's stream of income in the event of default and a subsequent change in landlords.

In this eight-exercise self-study course, participants explore the role of business strategy and the sources of competitive advantages. They examine income statement adjustments necessary to transform accounting profit to business profit. They examine reasons for differences between a company's accrual net income and taxable income reported on its business income tax returns. In addition, participants track the process for adjusting the FASB 95 statement of cash flows to conform to the Uniform Credit Analysis (UCA) cash flow statement and follow step-by-step guidance in constructing and interpreting the UCA cash flow statement. They explore and complete the process of constructing a personal cash flow statement from income tax returns and personal financial statements. They assess the value of personal cash flow in estimating a guarantor's financial support in a crisis. Finally, participants examine the competitive forces at work in the market and assess management competence and abilities in creating and maintaining one or more competitive advantages.
